All-in-one
Stop paying for eleven tools that don't talk to each other.
A PMS here, accounting there, payroll in a spreadsheet, the team on WhatsApp — and you, copy-pasting between browser tabs. Pórtico ships every module below in one platform, on one ledger, under one subscription — each one configurable per property, per rule, per person.
At this point it's hardly software at all.
It's one living system with an AI working inside it — drafting guest replies, scheduling cleanings, flagging what needs you. Always asking before it acts.
Cleaning & turnovers
Turnovers scheduled automatically from reservations, coverage gaps caught days ahead, crews auto-assigned — and no job closes until its after-photos pass the gate.
PMS
Reservations, a unified calendar, arrivals, and your own direct-booking site — Airbnb, Vrbo, and Booking.com bookings flowing onto the same ledger.
Accounting & bookkeeping
Owner statements with photo evidence, expenses, accounts payable, bank reconciliation, and a monthly close you can repeat.
Maintenance
Work orders with photos and parts noted, recurring preventive tasks, vendor dispatch, and costs you can bill through to the owner statement.
Owner portal
You choose what each owner sees: statements where every repair carries its before-and-after photos and every line its receipt. Proof of work, not just numbers.
Sales pipeline
Owner leads, booking inquiries, and promo codes — first touch to booked.
Guest marketing
Your own Mailchimp, with the guest list already in it. Every past guest is an audience you own — segment by booking source and recency, write the promo, send a test, schedule it, and watch opens, clicks and unsubscribes. Example: a June low-season offer to everyone who stayed last summer, with the bookings it produced attributed back to that exact campaign.
Guest guidebook
The guide that sells. Door codes, wifi, and house rules in both languages — with a Book services button on the same screen. Guests open it for the door code and book a chef before dinner.
Messaging
Owner requests that become work orders, a guest inbox with AI-drafted replies, staff chat, and WhatsApp alerts to the crew.
Website & CMS
A bilingual booking website and your concierge storefront — photos, copy, and rates in one place, synced from your PMS.
HR & payroll
Time clock, shift scheduling, overtime guardrails, bonuses, and true employer cost — IMSS included.
One subscription. One login. One ledger every module reads — shaped to your operation, not the other way around.
Live operations
A bird's-eye view of your entire operation.
Every cleaner and maintenance tech on one live map — who's on the job, where, and the clock running on every job. Hours come from real clock-ins tied to the work, not a paper timesheet.
What a cleaner really costs
Your payroll isn't what you pay them.
IMSS, INFONAVIT, SAR, ISN, aguinaldo, prima vacacional — the statutory load runs about 30% on top of gross, and it lands on your P&L whether or not your software counts it. Pórtico computes it per person, per property, every month.
Software built for the US treats a cleaner as an hourly rate. That's how a portfolio looks profitable on a dashboard and isn't.
MXN. Computed by Pórtico's payroll engine at Guanajuato ISN and IMSS risk class I — your state and risk class change the total.
The platform
Not another tool. An operating system.
Everything lands on one ledger — so payroll, statements, and reports all read from the same numbers.
No guest ever walks into an uncleaned home.
Every checkout without a scheduled turnover gets caught — days ahead. Double-bookings flagged. Tight windows escalated. Auto-assign proposes the crews; you approve once.
One ledger. One source of truth.
Who we are
We don't just sell this. We operate on it.
Pórtico was built inside a working portfolio in San Miguel de Allende, México — 85 doors, a bilingual crew, and owners who read every statement. Every feature here exists because our own operation needed it first. It's built for managers who answer to owners and crews, not just guests.
Your numbers stay yours. Yes, we run our own portfolio — so we hold ourselves to a tenant-isolation audit: every data table is walled at the database level, and cross-tenant access is audited across all of them. We cannot see your operation, and we can show you exactly why.
Straight answers
What operators ask in the first ten minutes.
What happens to my Airbnb and Vrbo listings?
They keep running. Your listings, rates, and bookings stay connected to Airbnb, Vrbo, and Booking.com — Pórtico runs the operation around them: calendar, guests, staff, money, owners. The channel plumbing is our problem, not yours.
Do I need my own PMS or channel manager?
No. Pórtico is the system you and your team work in, with channel connections handled underneath. If you're running a PMS today, bring it to the quote call — we'll map the switch together.
Is an AI talking to my guests?
It drafts; your team approves. Anything touching money — refunds, charges, changes — always routes to a human. If you later want routine replies to send themselves, that's a switch you flip, topic by topic, when you trust it.
How does pricing work?
A per-door monthly subscription that scales with your portfolio — you leave the 30-minute call with the real number.
What do my owners see?
Whatever you decide, per owner: statements, occupancy, and the photo evidence behind every line — in English or Spanish.
My crew isn't technical. Will they actually use it?
It's a link, not an app store — the crew app installs from the browser, runs Spanish-first, and tolerates dead zones: photos and checklists queue offline and upload when the signal comes back. If they can use WhatsApp, they can use this.

One per-door monthly price that scales with you — quoted for your door count.
Tell us your door count, what you use today, and how your crew works. In 30 free minutes — English or Spanish, with the operators who built this — you get a real price and exactly what would change.
